TERMS OF BUSINESS
What we will do for our clients:
- Carryout a market assessment of your residential property; no fee
- Prepare marketing details for inclusion with our standard marketing plan
- Provide you with a copy of the draft marketing details before advertising
- Advertise your property within the framework of our standard marketing plan
- Prepare property details in line with the Property Mis-descriptions Act
- Erect a for sale board if instructed
- Accompany all office hour viewings at agreed times with you or the tenant occupier
- Weekly progress and activity report by phone or email
- Notify you by phone or email of any in principle offers
- Confirm in writing with you any formal offers
- Confirm in writing with you any agreed offer
- Take reasonable steps to find out from the prospective buyer the source and availability of funds for the purchase of the property and advise you
- Obtain proof of identify for the buyer(s) including passport or photographic driving licence plus at least one utility bill within the last 3 months
- Prepare a memorandum of sale and circulate to you, your solicitors, the buyer, the buyers solicitors and the buyers mortgage broker
- Notify you of any potential conflict of interest verbally and in writing
- Notify you if we will receive any fees from related or unrelated businesses in respect of the sale
- All keys will be kept securely and coded with full movement records maintained
What we will not do for our clients:
- Release your information to anyone without your authority
- Issue keys to any person without your express written authority
- Intentionally place a for sale board outside of the boundaries of the property or in breach of leasehold requirements
- Advertise the property in any non standard publications or portals without having first negotiated a fee
- Take a deposit from any prospective purchaser
- Instruct other agents to sell your property without your permission
- Accompany evening or weekend viewing
What you will do for us
- Pay the agreed fees within 5 workings days of completion of sale or exchange of contracts.
- Make the property presentable for viewings at the agreed times
- Provide us with evidence that you own the property and proof of identify (passport or photographic driving licence).
- Provide us with 60 days notice to change a sole agency agreement to one of a multi agency.
What we will charge our clients and when:
- Sole agency : 1.5% (one and a half percent) of the final sale value will be charged plus VAT on completion of the sale. This fee is payable after exchange of contracts if the sale completion is not achieved within the first 90 days after exchange of contracts.
- Multi agency : 1.75% (one and three quarter percent) of the final sale value will be charged plus VAT on completion of the sale. This fee is payable after exchange of contracts if the sale completion is not achieved within the first 90 days after exchange of contracts.
- If you sell a property that Houses2order has been instructed to sell within the sole agency period the agreed commission with Houses2order will become payable upon completion regardless of which agent sells the said property.
- The agreed cost of any specific additional marketing requirement will become payable upon submission of a pro-forma invoice prior to the additional marketing commencing.

Houses2order is registered with Data Protection for class N844
Standard Marketing Plan
- This may vary from time to time but will in general include paid advertising in at least one of the leading national property portal internet sites, periodic local advertising and a For Sale board
- Variations to this plan need not be notified to the client
- Additional expenses incurred by the agent will be the agents liability unless agreed in writing with the client
